For buyers

Service station due diligence, before you make an offer

The Site Data Report puts everything Servo For Sale holds on a listed servo into one dated document: what public data and the listing's own figures say, with sources. $449 including GST.

What's in it

Every check, in full

Traffic past the site

Vehicles a day and the share of trucks, from state road agency counts.

Fuel volume check

Does the stated litres fit the traffic? We show how many passing vehicles would need to fill up.

Competitors and their prices

Every servo nearby, and 90 days of local pump prices against the state average.

Zoning, bushfire and flood

What the state planning maps show at the site (NSW and Victoria).

Contamination register

Whether the address is on the NSW EPA or EPA Victoria register, dated. Not listed doesn't mean clean.

Proposed competitors

New service stations lodged within 5 km, and new homes proposed nearby (NSW).

Bypass and truck routes

Highway works and bypasses nearby, truck stops and heavy-vehicle networks.

EVs and population

Electric cars in the postcode, chargers within 5 km, and local population growth.

Questions to ask the agent

Written for that site from its own figures: delivery records, lease, supply agreement, tanks and more.

Money

Finance-ready figures, debt cover at a typical loan, a wage check and price history.

Official documents

Included where available: NSW planning certificate (s10.7); Queensland Environmental Management / Contaminated Land Register search.

Credited back

Finance the purchase through Make My Loan and the report is credited back at settlement. Make My Loan is related to Servo For Sale.

Common questions

How do I check a service station before buying?

Start with the numbers: fuel volume, shop sales, EBITDA, rent and the supply agreement. Then check the site itself: traffic past it, nearby competitors and their prices, zoning, flood and bushfire maps, the state contamination register and any proposed new servos or bypasses. Servo For Sale shows these checks on each listing where data is available, and the Site Data Report puts them in one dated document for your lender and advisers.

What is the Site Data Report?

A $449 (incl. GST) information report on one listed service station: everything Servo For Sale holds on the site, with sources and dates, questions to ask the agent, and official documents for some states (an NSW planning certificate or a Queensland contamination register search). It's offered only on listings with enough data, and isn't a valuation or advice.

Does Servo For Sale check for contamination?

We check whether the address is on the NSW EPA list of notified sites or EPA Victoria's Priority Sites Register and show what the register says, with its date. Not being listed doesn't mean a site is free of contamination; buyers should get an environmental site assessment.

The Site Data Report is an information report. It isn't a valuation, financial or legal advice, an environmental site assessment or a guarantee; seller figures aren't audited, and data coverage differs by state. Confirm everything with your own advisers before you buy.
