Selling a service station: a practical guide

How to prepare your servo for sale, choose between a broker and a private sale, and present it so serious buyers enquire.

Prepare 6–12 months ahead

  • Tidy up the books: clean P&Ls, BAS lodged, owner's wages and add-backs documented
  • Talk to your landlord and fuel company about lease options and transfer requirements
  • Get recent tank integrity tests and gather any environmental reports
  • Fix visible maintenance issues. Buyers notice the forecourt first.

Broker or private sale?

A specialist broker brings buyer networks, pricing experience and negotiation, for a commission. Selling privately saves the commission but you handle enquiries, confidentiality and negotiation yourself. Servo For Sale supports both: list privately, or find a broker in our directory.

Make the listing work

  • Lead with the numbers buyers filter on: litres per month, shop sales per week, EBITDA and lease remaining
  • Use at least 10 good photos: forecourt, canopy, shop, car wash, back of house
  • Explain the operating model and supply agreement in plain English
  • Use a confidential listing and the deed if staff or customers mustn't know
